A flat at DLF Camellias in Gurugram can cost over Rs. 100 crore. But what makes this luxury residential complex so expensive?

Entrepreneur and former Shark Tank India judge Ashneer Grover recently offered a glimpse inside the exclusive development in a vlog shared on 17 October 2026.

From a bowling alley and snow room to a private cinema and a cigar-only smoking lounge, the facilities go well beyond what most residential societies offer.

Grover described the complex as a place that “doesn’t look like India”. With some apartments commanding prices above Rs. 100 crore, what exactly are buyers paying for, which prominent business leaders are associated with the property, and how have its prices risen since its launch?

‘It Doesn’t Look Like India’: What Ashneer Grover Said

Grover’s central argument was that buyers at DLF Camellias are paying for much more than an apartment.

“They have created a different city altogether. It is nothing like India,” he said during the tour.

He described the development as a private environment where residents can access a range of leisure, fitness and hospitality facilities without having to leave the complex.

Grover also argued that the amenities and the ecosystem created by developer DLF justify the premium. In his view, the property could be worth even more than Rs. 100 crore because of what residents receive beyond their homes.

Grover could not show the interiors of his own flat during the tour because he had leased it out and was currently living in Delhi.

What Does The Society Offer?

Residents have access to swimming pools, a spa, sauna, fitness facilities and a snow room for cold therapy.

The clubhouse includes a four-lane bowling alley, karaoke lounge and private cinema. Grover also pointed out a dedicated smoking room, adding that it was meant for cigars and not cigarettes.

The facilities are a major part of DLF Camellias’ appeal. Its official hospitality website lists a 45-foot-wide diagonal screen in its movie theatre, a 12,000-square-foot gymnasium, a 19,000-square-foot spa area, Pilates studios, a yoga room and a four-lane bowling alley.

Grover’s tour also highlighted the snow room, indoor pool, jacuzzi and other wellness spaces. The clubhouse has dining areas, a bar, games facilities and dedicated spaces for residents to meet or spend time with friends.

Outside, the complex offers landscaped gardens, walking paths, sports facilities and open spaces. Grover specifically praised the greenery and the number of gardeners employed to maintain it.

The idea is to bring several experiences associated with luxury hotels and private clubs into a residential setting. Instead of travelling across the city for a workout, a movie, a meal or a game, residents can access these facilities within their own community.

Who Else Has A Home At The Camellias?

DLF Camellias has attracted entrepreneurs and business leaders whose names are familiar well beyond the property market.

Reported buyers include Zomato co-founder Deepinder Goyal, Lenskart founder Peyush Bansal and MakeMyTrip founder Deep Kalra. Other business personalities have also been linked to the development in property coverage.

The complex’s appeal reflects a wider trend among wealthy buyers: choosing a home that offers privacy, security and premium facilities alongside proximity to Gurugram’s corporate districts.

From Rs. 22,500 Per Square Foot To Deals Worth Over Rs. 100 Crore

The price history helps explain why Camellias has become a talking point in India’s luxury property market.

When DLF sold apartments in the project in 2014, reported launch prices were around Rs. 22,500 per square foot. In 2023, Moneycontrol reported a resale deal worth approximately Rs. 114 crore, with the seller having bought the apartment for around Rs. 45 crore a few years earlier. The deal also reflected spending on interiors and the premium attached to a ready-to-move-in home.

In February 2026, Hindustan Times reported that Berkshire Hathaway executive Ajit Jain bought an apartment at the development for around Rs. 85 crore. The reported price was approximately Rs. 1.10 lakh per square foot.

These transactions show how far prices at the development have moved since its early sales. However, individual deals can differ significantly depending on apartment size, floor, views, interiors and other terms.

Is DLF Camellias Worth Rs. 100 Crore?

For buyers at this level, a property can serve as both a residence and a high-value asset. DLF Camellias benefits from its location along Gurugram’s Golf Course Road, its association with DLF and the limited availability of comparable homes with similar facilities.

Resale transactions show that buyers have been willing to pay substantial premiums for certain apartments. However, maintenance charges, property taxes, interior costs and transaction expenses can all affect returns. Ultra-luxury homes also cater to a relatively small pool of buyers, and past appreciation does not guarantee future price increases.

The appeal of DLF Camellias goes beyond apartment size. Its landscaped gardens, privacy and hospitality-style facilities allow residents to access leisure, wellness and recreational spaces within their own community.

For Grover, these features help explain why some apartments command prices exceeding Rs. 100 crore.

The development reflects a broader shift in India's luxury housing market, where buyers at the top end are paying for an entire living experience rather than just a home. Whether such a property makes a sound investment, however, depends on its purchase price, ongoing costs, resale demand and the returns it eventually delivers.
